FACADE:
The facade consists of an aluminum and glass curtain wall system with clear glass and factory finished panels along the West 33rd Street elevation. Secondary sidewall surfaces found along the rear side and bulkhead wall elevations consist of white brick. The sidewalls adjacent to the fire tower landings and inside face of upper bulkhead are finished with a cement finish. There is some exposed concrete along the upper bulkhead walls.

WINDOWS:
The window system along the 33rd Street elevation is integral with the aluminum and glass stick curtain wall system. The window system along the rear elevation is punctuated ribbon design. Frames have a brushed aluminum finish except on the rear facade adjacent to the lot line where the windows are steel-framed. All windows are single-glazed clear glass, with a combination of fixed and hopper units.

ENTRANCE AND LOBBY:
The Property’s main entrance on 33rd Street consists of stainless steel finished double leaf storefront doors. The opportunity exists to increase the size of the lobby by reconfiguring the stairway located between the lobby and loading dock.

LOADING DOCK:
The loading dock on 33rd Street has a motorized coil metal roll-up type door. Access to the lading area is provided at grade and loading dock area is recessed from the Property’s sidewall.

SECURITY:
The building is serviced by security service and building personnel 24 hours per day, seven days per week. Security cameras monitor the lobby and 33rd Street entrance as well as the elevator cabs.

CONSTRUCTION DETAIL:
Structure:
The Property’s foundation walls consist of a combination of cast-in-place concrete and masonry. Cellar overhead framing consists of cast-in-place concrete floor slabs with concrete encased steel beams.

INTERIOR FINISH:
Interior flooring is either commercial quality carpeting or 12”x12” vinyle tiles, and wall boards are painted drywall and wall covering. There are some plaster walls in common areas as well.

FLOOR PLATES:
The Property features a side-core design, allowing for exceptional staff seating density.

STAIRS:
The Property’s stairs are steel framed with concrete filled, steel pan treads with metal railings.

CORRIDORS:
Typical corridors on multi-tenant floors are finished with vinyl tile flooring, painted drywall wall surfaces, and suspended acoustical ceiling system with recessed lighting.

ROOF:
The Property’s upper and setback roofs consist of built-up roof system with stone ballast. The main roof consists of a ballasted single-ply EPDM roofing system

FLOORS:
Floors are framed with structural steel columns and beams encased in concrete with elevated cast-in-place concrete slabs.

BALCONIES:
Fire tower stairwell exterior landings consist of cast-in-place concrete slabs with painted metal railings.

FLOOR LOADS:
The office floors (2nd-16th) support live loads of 75 pounds per square foot. The penthouse supports 125 lbs and the cellar and 1st floors support 100 lbs psf.

CEILINGS:
The typical slab-to-slab height is 9’5” and finished ceiling heights average 8’0”. Ceilings in the tenant spaces are made of 2’x 2’ suspended acoustical tile.

PLUMBING:
The Property has commercial quality plumbing fixtures, including floor mounted toilets, urinals, and lavatories set within counter vanities. The domestic water system uses a combination of galvanized iron and steel, copper and cast iron piping. In the building down-feed water distribution system, water is pumped from the water service up to a wooden storage tank mounted on the rooftop bulkhead.  There are two 20 hp house pumps that pump water up to an 8,300 gallon tank. 3,500 gallons are used for the Property’s fire standpipe system reserve and 4,800 are used for the Property’s domestic water supply. Distribution throughout the Property is by gravity flow.

Hot water is generated by two central steam coils that feed a 500 gallon hot water storage tank. Hot water is circulated by a single pump.

Sanitary waste and vent piping consist of cast iron. The storm water collection system is a mix of galvanized and cast iron. Two dual sewer ejector pump systems in the cellar removes all restaurant tenant sewage and condenser water from the building.

LIGHTING:
Lighting at the Property is provided by a mixture of fluorescent and incandescent light fixtures.

SIDEWALKS AND CURBING:
There are concrete sidewalks along 33rd Street, as well as cast-in-place curbing with steel guard edging along the street perimeter.

VERTICAL TRANSPORTATION:
The Property is served by four passenger elevators and one freight elevator, floors Cellar through 17. Elevators have 3,000 lbs of capacity each, and are traction type with the original relay controllers. Elevator equipment is located with the roof top elevator bulkhead structure. the touch button type elevators are manufactured by Otis Elevator, and the cab finishes consist of carpeted flooring, wood wall panels and metal ceilings.

HVAC:
Con Edison is supplies to the building. The steam piping is metered with a small meter and large meter located with separate piping off the main header. Pressure is reduced to 35lbs via PRV stations. Steam is routed to steam-to-hot water exchangers located within the mechanical equipment room. Hot water is supplied via a 2 pipe distribution to perimeter fan coils units or re-heat coils in ductwork by tow circulating pumps ( one circulating pump as standby) Additionally, the retail tenant owns and maintains an individual electric boiler.

Chilled water is supplied to the fan coil units by circulating pumps (two operating, one standby). Chilled water for the system is produced by a centrifugal refrigeration water chilling machine manufactured by Trane, utilizing R-11 with a 450 ton capacity. Heat is removed from the circulating condenser water loop by two approximately 225-ton cooling towers, for a total capacity of approximately 450 tons. Condenser water is circulated by two 30 hp pumps. (An additional pump is used for standby) One chilled water pump circulates chilled water operating pumps are 15 hp. The standby pump is 20 hp.

A separate 120 ton cooling tower is located on the roof. The cooling towers service three reciprocating chilling machines manufactured by Chryslers with 40 tons of capacity each. Currently one machine is operational. This unit provides chilled water to the ceiling hung air handler serving the lobby. The other two machines while functional are not in use. They are available for tenant cooling (they serviced the restaurant tenant space at one time, but were taken off line when the tenant switched to a single package unit and three split-system units). The piping associated with these units is capped with the sub-basement level.

Condenser water from this system serves a 7.5 ton water cooled air conditioning unit located with the sub-basement. This unit serves the mainframe room. Two associated condenser water pumps and chilled water pumps are located with the sub-basement.

An exhaust fan located on the roof serves commercial kitchen exhaust.

ELECTRICITY:
Electric service is provided by Consolidated Edison Company through low voltage power lines.  The Property’s electric capacity consist of two 4,000 amp, 120/208 volt 3-phase services distributed through copper wiring in metal conduit. Each tenant has its own distribution panels and circuit overload protection is provided by circuit breakers. The capacity of a typical panel varies according to the individual tenant’s specific needs from 125 to 200 amps. Tenant electricity is reimbursed through rent inclusion an average of 5 watts per sf per floor is available for power/lighting and air conditioning. 

TELEPHONE:
Telephone service to the Property is provided by Verizon.

FIRE SAFETY:
Fire extinguishers are installed throughout. The Property is protected by an advisory Class E fire alarm system. The fire command station (manufactured by G.S. Edwards, model: 5800) is located in the main lobby. Two individually coded fire alarm sub-systems (for restaurants) are tied in to the main system and are monitored for Alarm and Trouble. The fire alarm system is monitored by Central Stations. Paths of egress/exits at each level are provided with manual pull stations, warden stations and speaker appliance. Elevator lobbies are provided with smoke detectors for elevator recall. No other areas/spaces are monitored for smoke detection. Battery pack emergency corridor lighting is also provided.

The building is provided with two roof supplied systems. The roof tanks have 8,300 gallon capacity each (7,000 gallons for fire service). There are two fire standpipes located in the stair wells with hose stations on every floor. The system is supplied off the domestic water system with a Siamese connection on 33rd Street.

A separate sprinkler system is provided on the first floor, lobby restaurants, basement and sub-basement. The system is connected to the existing fire standpipe system.
