This is a strong coop, with a reasonable board. It is a good investment, as the board is active, and will be doing renovations in the coming year. The reason I want to sell now, is that my partner recently purchased another apartment that we have to live in, according to their building rules. Otherwise, I would definitely hang on to this apartment for another year or more, as the value will increase due to the cosmetic renovations that the building will be doing, and the changes in the neighborhood (a Whole Foods is going up at 100th St, new restaurants are popping up every month, etc). The renovations will be paid for by refinancing the mortgage, (which is close to being paid off), so they are not planning any assessments. We already just paid for a new boiler and roof. The building is also planning to add washers & dryers and storage cages for each apartment. There is common outdoor space in the backyard.

The apartment was gut renovated in January 2007. Pets or smokers have never lived in the apartment since its renovation. It is a clean apartment with pre-war charm. The apartment is a 3rd floor walk up with an intercom system. The apartment features 6 windows, lots of light, and faces a quiet courtyard.

Apartment is on 106th St. between Columbus & Amsterdam. Pets are allowed. 10% down. The board is reasonable and pretty typical in that they are looking for someone who is pre-approved by a bank, has substantial references, and who's mortgage & maintenance costs do not exceed 40% of their income. The board is not interested in investors. The sublet policy is that you need to rent for a minimum of 1 year, and get board approval.

Maintenance is a low $568 per month.
