Farm with agriturismo, farmhouse, wine cellar, vineyard and olive grove for sale in Montalcino, Tuscany.

In Montepulciano, in a hilly and panoramic location, in the heart of one of Tuscany’s most prestigious wine-growing areas, this organic farm with vineyards, olive grove, winery and residence is for sale. The property extends over approximately 5.5 hectares and is already operational, with a production potential of around 30,000 bottles per year.

The heart of the estate is the fully equipped winery of approximately 836 sqm, organized for the various stages of wine production. The premises include the bottling room, an evocative aging area set within a cave, three storage rooms, the vinsantaia and a tasting room. The property is sold complete with the equipment required for work both in the vineyard and in the winery.

Completing the property complex is an independent residence of approximately 90 sqm, consisting of a living room with kitchenette, two bedrooms, bathroom and hallway, suitable both as a home and as a space supporting the agricultural business.

The presence of the tasting room and winery spaces offers the opportunity to complement wine production with activities dedicated to hospitality and the direct promotion of the estate’s products, in a setting closely linked to Montepulciano’s winemaking tradition.

The land includes 2.3 hectares of vineyards, of which 1.3 hectares are Chianti Colli Senesi and 1 hectare is Nobile di Montepulciano, as well as approximately 1.3 hectares of olive grove and approximately 2 hectares of arable land suitable for planting new vineyards. It is also possible to purchase separately an additional 7 hectares of vineyards already in production.

A property with interesting potential, ideal for those wishing to invest in an established organic wine estate, with opportunities for development toward biodynamic production and agritourism activities with tastings. The availability of additional vineyards also makes it possible to significantly expand production and further consolidate the estate’s presence in the Montepulciano area.
