36 Gramercy Park East hasn't been a condo for long, but already it's no stranger to the quirks of life on the for-sale side. It's had a few PriceUppers lately, and let's not forget the saga of Penthouse A, which may have sold twice in one day last fall. Speaking of flips, here's another one: #6N, which last sold a month ago for $4,149,877. Buyer Martin Dolan is ready to get rid of the 3BR, 3BA already—for $5.3 million. "This is the first time in the Park's history that a west facing, three bedroom condo has come on the market," claims the brokerbabble. Which leads us to believe Dolan took advantage of the insider pricing. Now he's trying the Apthorp tactic. Will he get better results?
