Consult with a trusted agent and your accountant early in the process. Your need to utilize any equity may determine your next steps, but a thorough analysis in advance is advised.

Set a timeline. Once a decision to sell is made, Agree on a timeline and plan with your agent, to include all of the details from the earliest pre-listing repairs and preparations to the pricing and marketing, all the way thru to showings, open houses, inspections, and final closing process management.

Be upfront about your expectations, desires, and preferences. Getting on the same page with your agent and vendors early will help make the best of what can be a challenging process.
