Structural
The building is constructed of concrete encased steel structural frame and girder system. Floor slabs are pour in-place arches.

The predominately brick facade contains single pane windows and terra cotta and limestone base and accents. The rear and side elevators are clad in brick.

On the street facade, a granite base exists from grade level to a height of approximately six feet. Limestone is the dominate material above the granite base up to the third floor. Above the third floor, brick is the predominant material. The balance of the faced is ornamented with cast stone trim elements. At the 13th floor there is a belt cornice of cast stone or terra cotta masonry units.

Lobby
The main entrance doors are on the south side of 36th Street and lead to the concierge/security desk. The lobby has been completely renovated and refinished. The lobby contains a terrazzo finished floor and plaster painted walls with extensive detailing. Ceiling surfaces are painted plaster with painted wood trim detailing.

Toilet Facilities
There is one men’s room and one ladies’ room on each floor of the building. There are ADA accessible bathrooms in both men’s and ladies’ rooms on the 7th and 10th floors.

Roof
The main roof consists of two types of roof systems: modified bitumen membrane of slab-surfaced built-up roofing. The design is that of a flat roof with a slight pitch. On the front and rear building elevations, roof setback areas are located at the 12th, 13th, and 15th floor levels, additionally the rear elevation has setbacks on the 9th, 11th, 13th and 15th floors.

The roof is drained by a series of interior roof drains connected to interior roof leaders.

Roof appurtenances consist of waters tanks with steel dunnage, chimneys, steel stairs and ladders and the elevator penthouse.

Parapets consist of brick masonry with both cast stone and camel-back terra cotta copings. Roof side parapet surfaces are predominately exposed brick.

Windows
Windows consist of single-glazed galvanized steel frame units. The window design is that of double-hung units.

Exterior Doors
The Property’s main entrance consists of glass finished double leaf storefront doors. Service doors consist of double leaf hollow metal paneled doors located to the right of the main entrance.

Mechanical Systems
The building is served by three passenger and two service elevators with following characteristics. The elevators are Otis geared traction machines.

HVAC System
The building has an Industrial Combustion boiler that was installed in 1996. There are air-cooled package units on various floors.

The building is heated by the two-pipe vacuum system using cast-iron radiators.

The building is cooled by individual package units.

Double-hung windows or mechanical ventilation provide ventilation for the toilet rooms. Ventilation air for the boiler is through a manually operated louvered wall opening located behind the boiler.

Plumbing
Domestic water and fire service supply piping consists of copper tubing and steel piping, waste water piping is of bell and spigot cast-iron and vent piping is steel. A 3” water main enters the building from 36th Street into the cellar level and supplies both domestic water and fire services.

The building has a down-feed water distribution system. Water is pumped from two Bell & Gosset water pumps to two wood and steel water storage tanks. The 7,500-gallon tank stores water for domestic use and the fire standpipe system. A 12,000-gallon wood tank stores water for the lower half of the building sprinkler system. A 9,000-gallon steel tank stores water for the upper floor sprinkler system.

The wood tanks have a conical roof and are manufactured by the American Tank. The room containing the pressure tank is heated and two wooden tanks and their exposed piping are heat traced to prevent freezing.

A single 8” cast-iron house sewer conveys, by gravity flow, soil and waste water effluent to a city sewer located on 36th Street. No sewage ejectors are used. The boiler room located below grade, contains underground drainage pipes that connect to a sump pit, from where drain water is pumped to the house sewer for eventual removal of the city sewer. The materials of the building’s drainage system are either cast-iron or galvanized steel.

The single 1.5” black steel natural gas service pipe enters the building through the cellar wall from the city gas main located on 36th Street.

Electrical
Electrical service enters the complex below ground at two locations. Neither location is within a separate electrical room. Each enters directly into basement space occupied by tenants. Service No. 1 consists of a 2,000 amp, 208/120 volt, 3-phase/4-wire service. Service No. 2 consists of a 1,600 amp, 208/120 volt, 3-phase/4-wire service. Service No. 3 consists of a 2,000 amp, 208/120 volt, 3-phase/4-wire service. There is also a rectifier in place to service the building’s two service elevators. All tenants are individually metered. Meters are located within the service corridors off the fire stairs and the service elevators. Some tenants are billed on a rent inclusion basis.

Fire Protection
The Firecom 2000 fire alarm system is monitored and tested semi-anually by Fire Service Inc.; manual stations are provided at each point of egress from each floor and from the building. The system includes elevator recall, sprinkler monitoring and fire communication.

Security
The building has attended concierge/security desk in the lobby from 7:00 a.m. to 12:00 a.m. Monday through Friday and on Saturday and Sunday from 8:00 a.m. to 6:00 p.m. The building also utilizes a DVR, CCTV surveillance systems to monitor points of entry, common lobby areas and freight entrances.

Other
There is fully enclosed squash court on the roof of building, accessed by stairs from the 16th floor. The seller has executed a long-term lease covering the rooftop squash.
