VILLA A — An Exclusive Historical Retreat at The Estate

Perched atop a panoramic ridge overlooking Tuscany and the lush Niccone Valley, Villa A is a former 11th-century watchtower and fortified farmhouse transformed into a masterpiece of design and comfort. Part of the prestigious The Estate, this extraordinary home seamlessly combines noble history with contemporary refinement.

Surrounded by ancient olive trees, cypress-lined paths, and meticulously landscaped gardens, Villa A welcomes guests through a serene courtyard with a central fountain, leading into a Romanesque stone structure reimagined with glass, sandstone, and timber details.

The Property

The estate comprises three buildings: the Main House, a one-bedroom Guest House, and a restored Bread Oven. It sleeps up to 12 guests in luxurious comfort, offering five bedrooms in the main residence and one additional suite in the guest cottage.

• Main House: Featuring a double-height living room, sandstone floors, vaulted ceilings, and a glass-encased staircase tower, the interiors offer generous proportions and warm, earthy tones. The Master Suite includes a private study, walk-in dressing room, and a spacious bathroom.

• Guest House: A charming independent cottage with a living area, kitchenette, and ensuite bedroom.

• Pool House: Overlooking the 18x4m heated infinity pool, with lounge areas and an outdoor dining pergola ideal for alfresco moments under the Umbrian sky.
