LEASING AGENT

 

The Leasing Agent is the primary team member who builds relationships with our customers to peak interest and commitment to our community. Works as a team participant along with the office staff to ensure customer satisfaction and performs both social and administrative requirements of the leasing and renewal process to achieve maximum occupancy.

 

ESSENTIAL DUTIES

  • Conducts tours of the community and vacant apartments for prospective residents
  • Processes incoming lease applications tracking all prospective tenants, and following up on all leads
  • Ensures vacant apartment, model apartments, amenities, and tour path and presentable prior to touring the community
  • Generates prospect traffic through various marketing platforms and works with referral sources to conduct property tours
  • Maintains working relationship with prospective residents to assist in their leasing needs and manages follow ups to achieve the sale
  • Prepares lease documentation and conduct lease signings
  • Builds and maintains leasing files by collecting and verifying confidential documentation
  • Audits lease applications and supporting documents and carefully qualifies applications based on the community rental qualification guidelines
  • Updates multiple CRM platforms to maintain accurate records of resident occupancy and leasing status
  • Facilitates resident lease transitions (move ins, move outs, transfers, change of occupancy, etc.)
  • Works with property management to shop competition and maintain up-to-date marketing information affecting the property’s market
  • Assist with preparation of sales and marketing plans
  • Assist in achieving income and occupancy goals, prepare leasing reports, and comply with company policies and procedures and fair housing laws
  • Provides excellent customer service
  • Attends and assists in setting up and hosting for broker functions and launch events
  • Other duties may be assigned
  • Identifies areas for improvement and offers suggestions to improve the property’s efficiency, profitability, and productivity.
  • Keeps abreast of current changes in technology, leasing and sales tools, processes, and standards within the industry and area(s) of responsibility by attending internal and external training programs and by accessing other sources of information and applies knowledge and practices to area(s) of responsibility.

 

MINIMUM REQUIREMENTS

Education and Experience

  • High School Diploma or GED
  • 1+ years of Sales Experience
  • Licensed Real estate Salesperson or Broker required

Certificates and Licenses

  • Real Estate Salesperson or Broker License required
  • Maintains Fair Housing Certification

Knowledge, Skills, and Abilities

  • Strong organizational skills, sales operations and attention to detail, ability to multitask
  • Excellent communication skills, professional appearance, and demeanor
  • Ability to use and understand Microsoft Outlook, Word, Excel, and the Internet at an intermediate level
  • Intermediate math skills
  • Ability to function effectively in a customer service and sales-oriented environment
