Born in San Juan, Puerto Rico, Dr. HC Vivian I. Pérez Martínez is a highly accomplished entrepreneur and media professional with over 25 years of experience across real estate, financial consulting, media production, and community leadership—both in Puerto Rico and the United States. She is a Licensed Real Estate Broker in Puerto Rico, specializing in property sales, investments, and residential and commercial property management. Vivian is the Founder & CEO of GAIA Global Realty & Property Management, a full-service real estate firm offering property sales, rentals, credit restoration, and administration of condominiums and gated communities.
She is also the founder of Imperium Business Consulting, where she provides strategic guidance to entrepreneurs and investors, with a focus on real estate development, business expansion, and financial education.
Vivian holds an official license as a Condominium Administrator (Lic. SJ-19400-AAC) issued by DACO (Department of Consumer Affairs of Puerto Rico) and has built a strong portfolio as a real estate investor and virtual financial consultant, helping clients and professionals make informed financial and property decisions.
A graduate of the College of Cinematic Arts and Television (CCAT), she holds a diploma in TV and Film Production. Vivian has produced and hosted numerous radio and TV shows including Entérate y Vacila, Diálogo 1390, Real Estate & Investments with Vivian, and Conéctate con Vivian, blending educational, entrepreneurial, and social impact content.
Her career in communications includes experience in public relations and advertising, having worked with renowned agencies like Lopito, Ileana & Howie. She has also directed and produced theater productions, and since 2004, has portrayed the comedic character “María Candela De Los Santos De Rivera,” showcasing her creativity and connection with the public.
Vivian has received multiple honors from the Puerto Rico House of Representatives, including a Proclamation for Business Excellence, the “Women Without Limits” award (2023), and most recently, in 2024, a Doctor Honoris Causa from the USA Campus Corporate University in Miami, FL, for her outstanding leadership and social contributions.
She is the founder of the nonprofit organization Mujeres de Alcance, Inc., and currently serves as Public Relations Director for the Puerto Rico Association of Condominium Administrators.
In addition, she is known across the media as "La VIP de la Radio", reflecting both her initials and her powerful presence across radio, real estate, and business platforms.
