To deliver greatest value to his clients— whether buyers, sellers, developers or investors— Serhant and his team make optimum matches between buyers and properties. For buyers, they find the properties that best meet their goals, lifestyle, desire for intangible benefits and other purchase criteria. For sellers, Serhant and his team show to buyers for whom the properties will have the greatest value.
With his quick grasp of what a buyer is looking for, Serhant is able to show the right properties to each prospective buyer. This concierge service that Ryan provides to clients makes transactions efficient and productive.
Optimum matches between properties and buyers allow Serhant to negotiate transactions at prices that make clients happy. Serhant describes his ideal real‑estate transaction this way: “In the sale of any asset— whether it's a stock, Picasso painting, or a condo— to make both buyer and seller happy, the asset has to have greater value for the buyer than it does for the seller."
“When we match a property to a buyer who loves the neighborhood, loves the property’s lifestyle potential, its architecture, its panoramas, its proximity to schools and universities, its potential for price appreciation and its intangibles that have special value for the buyer, that property will have greater value for our buyer than it does for other buyers. It will also have greater value for our buyer than it does for the seller. “When it’s time to negotiate price, I never leave my client’s corner. But, to negotiate the best price, I analyze the transaction from the perspective of both the seller and the buyer," says Serhant, “If I represent the seller, I do my best to negotiate a price that takes into account not only the seller’s expectations, but also the premium value the property has for the buyer." Serhant's goal is to maximize the amount of happiness in the world— at least among buyers and sellers of luxury residential properties.
In addition to the listings to which all brokers have access, Ryan and his team have exceptional exclusive listings, and keep tabs on off-market properties, and luxury residential properties as they come onto market. Serhant and his team communicate with tens of thousands of potential buyers; maintain relationships with thousands of agents and brokers, and stay in touch with developers while they are designing and building high-end properties. Through his exceptional resources, exposure and network of relationships, Serhant is able to achieve exceptional matches among properties and buyers.
Serving so many buyers, sellers, investors and developers gives Serhant in-depth, up-to-the-minute knowledge, and insights into the real-estate market, its dynamics, its trends, its prices, where demand is coming from, and what buyers are looking for. Serhant is always ready to bring his clients up to date on what is happening in the New York real estate market, and in the global market for luxury residential properties. Serhant and his team help developers tailor properties under development to trending tastes and emerging sources of demand.
