A duplex penthouse atop a converted Victorian warehouse in London is on the market for £7.45 million (US$9.9 million).

The building, which served as a laundry and light industrial warehouse, dates to the late 19th century. Some historical sources link the warehouse’s design to Horace Jones, the architect of Tower Bridge, though that’s never been verified, according to the listing agent, Cléa Thomasset of Nest Seekers. 

It was redeveloped in 2015 as a luxury residential building known as Embassy Works, and the conversion maintained the integrity of the original structure, the brick facades and steel trusses. 

The bathtub in the primary suite was handmade out of teak.

 

The South London building stands across from Vauxhall Park near Nine Elms, a riverfront neighborhood home to a number of new high-rises. Embassy Works “stands apart from the new high-rise developments of Nine Elms, offering authentic architectural heritage, generous volume and a sense of calm within the city,” Thomasset said.

 

The penthouse, which was listed for sale in September, spans approximately 3,700 square feet with ceilings reaching as high as 20 feet.

The seller, whom Mansion Global couldn’t identify, bought the penthouse from the developer, EHA Group, as a shell. They worked with architectural firm Foster Lomas to finish the design, making it the only unit in the building not completed by the developer, Thomasset said. 

The interiors are defined by polished concrete floors, exposed brick walls, shou sugi ban timber joinery and the building’s original steel framework. A steel staircase connects the two floors. 

The main reception room has an open floor plan, with space for a living room and a dining space and an open-concept kitchen. For catering large parties, there’s also a concealed service kitchen, and for the entertainment, the space is wired for DJ equipment, with a professional-grade sound system. Neighbors needn’t worry, as the home is fully soundproof. 

There are four bedrooms, with a primary suite that includes a dressing room, a terrace and a teak bathtub handmade by an Estonian boatmaker. The home has three terraces in total, each with either park or skyline views.
