Inside A $36 Million Penthouse In Miami’s Sunny Isles Beach

al estate market, branded residences remain prime pieces of sought-after real estate, and Miami is home to some of the most impressive branded homes out there.

St. Regis recently unveiled two spectacular units at St. Regis Residences, Sunny Isles Beach Miami. The two-tower property, which is set for completion in 2027, has already broken ground and generated millions in sales and is developed by Fortune International Group and Château Group (the developers behind Fendi Château Residences). They tapped architecture firm Arquitectonica, interior design firm Anastassiadis and landscape architect EDSA to transform the property into the pinnacle of luxury in Miami.

The property is located at 18801 Collins Avenue in Sunny Isles Beach, Florida, just north of Bal Harbour on a barrier island. Two of the most spectacular units can now be yours: PH 5901, listed for $36 million, and unit 5401, listed for $14.3 million. There will be two towers situated on 4.7 acres of land and fronting 435 linear feet of oceanfront. It’s not being developed as a St. Regis franchise, but instead will be operated by the St. Regis Hotel Company with all the amenities and five-star services loyal St. Regis guests have come to love.

Phase One is the South Tower, which is 750 feet tall with 62 stories. This tower will house 182 residences with layouts ranging from two to five bedrooms (2,000 square feet to 5,600 square feet) and Sky Villas and Penthouses ranging from 6,000 square feet to 10,000 square feet. No matter what unit you purchase, each comes with unobstructed ocean, city and Intracoastal Waterway views.

“Miami is the current leader of luxury new development nationwide, with countless projects that have begun pre-construction sales,” says listing agent Erin Sykes of Nest Seekers International, who is co-listing the units with Ron Ovadia. “St. Regis Residences Sunny Isles Beach (SRR SIB) stands head and shoulders above all the others.” The developer has led the changing landscape of North Beach.”

PH 5901, for $36 million, spans 7,419 square feet and has four bedrooms and eight bathrooms. The flow-through residence, which covers the entire 59th floor, features 12-foot-high ceilings, custom-designed European cabinets and 360-degree views. It also has a 4,150-square-foot terrace with a summer kitchen and plenty of lounge and dining space. Owners of this unit will receive two dedicated parking spots and plenty of private storage space.

For $14.3 million, unit 5401, located on the 54th floor, is part of the penthouse collection and has four bedrooms, seven bathrooms, and 5,366 square feet of living space. There are 10-foot-high ceilings and a 1,437-square-foot terrace. This unit is flooded with natural light and has views to the north, east and west.

The South Tower at St. Regis Sunny Isles Beach Miami has a sprawling two-story, 10,000-square-foot lobby and over 70,000 square feet of amenity spaces. These include a beach club with beach cabanas; beach bar and grill with beach service; multi-purpose lawn space; a children and teen’s club; kid’s splash area; three ocean-facing pools; a dog park and pet spa; wellness center with a juice and nutrition bar; relaxation lounge; full revitalization spa; beauty salon and barbershop; plunge pools; and an athletic club with a state-of-the-art fitness center and rooms for yoga, spinning and Pilates.

There will also be a signature restaurant, which will also be open to the public; oceanfront terrace dining and lounge; library; business club; herb garden; drawing room; concierge; cognac room; wine vault; golf simulator; and so much more. The property will feature well-known St. Regis brand services, like St. Regis butler service.

Ovadia, who is co-listing the unit, considers it “one of the top three projects in Miami” for its architectural brilliance, amenity offerings, and design.
